HOLIDAY RENTAL TERMS AND CONDITIONS (2022) 1. The property known as Sweet’s Retreat (“the property”) is offered for holiday rental subject to confirmation by Neil and Selina Sweet (“the Owners”) to the renter/hirer (“the Client”) 2. A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. Your rental agreement will show you the cost of your holiday, security/damage deposit, payments made and the date and amounts of balances outstanding. The contract binds you and all of the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms and conditions may lead to termination of the contract and loss of the booking. 3. A Security/Damage bond of £100 will be required upon booking. Please note this is an additional charge to the cost of your holiday. This deposit is to be held by the owners and will be applied against repair or replacement caused by means other than usual wear and tear during the rental period. Pending a satisfactory inspection, the security deposit will be returned within 7 days after departure date. In making a security/damage deposit you accept responsibility for any theft, breakage or damage caused by you or any member of your party. Damage to the property – Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. All the accommodation is cleaned and checked before any client’s arrival and we do expect the client to leave the property as found. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. The client agrees not to act in a way, which would cause disturbance to neighbouring properties, any client or their guests deemed to be acting in a consistently unreasonable manner will be asked to leave the property. Remind your guests to lock the doors and close the windows when they leave the property unoccupied. 4. The balance must be paid so as to arrive no later than 6 weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent. 5. All cancellations must be immediately notified by telephone and in writing. If you cancel your holiday more than 6 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 6 weeks prior to the holiday then the full balance remains due and is not refundable. If the rental period is to be shortened by the client for any reason, the rental fee will not be changed and there will be no refund. In the case of late arrival (after 8pm), the client must notify the owners in advance by telephone. 6. Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made by us. 7 The number of persons using the accommodation at any time must not exceed 8 and only those people listed on the rental agreement can occupy the holiday home. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition. 8. Hot Tub There are some regulations which must be followed. We request that you do not tamper with any of the electricals on your hot tub. Should you tamper with these and it results in the hot tub being drained and refilled you will be charged for this. We cannot guarantee that the hot tub will be heated to temperature on the day of arrival. This is due to hot tubs being drained and refilled between lettings and there is a period that the hot tub requires to heat up to temperature. The hot tub will be working on the first morning of your stay. Please note when the hot tub is heating up to the correct temperature the hot tub lid must be closed at all times and the jets must not be pressed, if this happens then the hot tub will take longer to heat up to temperature. 9. Entertainment. Please note that the entertainment schedule is seasonal and may be subject to change. Under these circumstances we will not be liable to you for any form of compensation. 10. Facilities. Please note through the winter months all facilities and amenities around the park are limited. 11. Bookings cannot be accepted from persons under 18 years of age. 12. We (the owner) reserve the right to refuse a booking without giving any reason. 13. We or our representative reserve the right to enter the holiday home at any time to undertake essential maintenance or for inspection purposes. 14. Tenancies normally commence at 4pm unless otherwise agreed and guests are required to vacate the holiday home by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepare for incoming guests. 15. Smoking is not permitted within any of the rooms of the accommodation and will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you. 16. The uses of candles are not permitted. 17 BBQ’s are not permitted 18. If any pets have been agreed to enter the holiday home, under no circumstances are they allowed in the bedrooms, and please make sure you use the throws provided for the lounge furniture. Please do not leave pets unattended in the holiday home. This must be strictly adhered to and any damage or extra cleaning caused by pets will be at the expense of you. 19. Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you. 20. The Owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance including electricity and water (utilities) around the park, grounds or pool. 21. All inventory must remain in the property it was in at arrival and not be taken to another property. 22. Children under 18 must be supervised by their parents/guardians at all times. 23. We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. 24. Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us and we will endeavour to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the owners. 25. We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. 26. This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house. 27. We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation. 28. Use of the accommodation and all amenities (including swimming pool etc) is entirely at the client’s own risk). Client’s personal belongings (including motor vehicles) left in or around the property/grounds are entirely at client’s own risk, and no responsibility will be accepted for loss or damage thereto. 29. The client is allowed to park 2 cars outside the accommodation. 30. Bed linen and towels will be provided in your accommodation 31. The internet connection is available (at no extra cost) subject to technical availability. The router can be found behind the tv and the password is FBJTDYG644E 32. Please note there is an additional charge for passes to use the facilities and entertainment. These need to be purchased by ourselves and the prices are below. If you require passes the cost will be added on to your holiday. At certain times facilities are very limited to numbers. We advise you to book facilities as soon as the 21st day before arrival comes due to the park being very busy and limited places are available. Please note we cannot be held responsible for guests not being able to book activities or reserve a table, the facilities etc are with Away Resorts, and this is out of our control. 33 Night Flying. Due to being so close to the RAF Base at Conningsby, the planes will carry out training at night from time to time. Unfortunately this is out of our hands. Please ask if you are worried at the time of booking and we can advise accordingly. Please be assured this will not be recording during any part of your stay, but will be turned on at checkout time. 35. Due to new Data Protection Laws, please note you are accepting that personal information is required to be stored by Sweet’s Retreat and will not be used for marketing purposes. 36. Guests are purely paying for our hot tub and holiday home accommodation including the unlimited use of everything in the home only, not for any other services/facilities on the park. Please note that all facilities including entertainment is separate and we will not be held responsible for any changes/cancellation or closure of any facilities/entertainment if the park chooses to do so.
